While a leaky faucet or damp basement may not be deal-breakers, cracks in the foundation or a banged up roof might be! Before you hire a home inspection company, be sure they are certified by the American Society of Home Inspectors.
Another type of home inspection includes the pre-delivery inspection and the one year inspection. In a PDI (Pre Delivery Inspection), a new home owner will run through the house just before moving in to ensure that everything is in the same condition as when the initial paperwork was signed.
If any repairs or modifications were put in writing as a contingency, those areas are inspected too. The one year inspection applies to new houses that carry a one-year builder's warranty. Just before this initial ownership period expires, someone will come and ensure that everything is still in tip-top condition.
While a home inspection covers most of the major repairs and structural flaws, it does not cover everything. Asbestos and radon tests are commonly bought before buying new homes in addition to the standard home inspection services.
Methane, radiation, formaldehyde, wood-destroying organisms, such as mold/mildew/fungus, rodents and lead are other inspections that require special licenses and extra money. Even so, if you suspect any of these foul faults are at play, the peace of mind you get is well worth the money.
